What a plank floor needs to last

Moisture test before plank goes on a slab. Concrete breathes. A slab that reads high will cup or lift a floating floor no matter who installs it, so I test before I commit. If it reads high we talk about it before anything is ordered.
Vapor barrier on concrete, in the price. A 6 mil barrier goes under every plank on a slab. It is what the manufacturer warranty calls for and it is never an add-on. Attached-pad plank takes nothing extra on top of that, because a second layer voids the warranty.
Expansion gaps and undercut jambs. Plank moves with the seasons. It gets the gap the manufacturer specifies at every wall, and door jambs are undercut so the floor slides under instead of butting up and buckling.
Flat before it is pretty. The spec is 3/16 of an inch in 10 feet. Feathering a few square feet is normal prep and free. A room that needs leveling gets scoped and quoted before install day, never absorbed and never discovered mid-job.

Essential, Signature, Reserve, or Custom

Carpet posts four exact prices because carpet costs land in a tight band. Plank does not, so the top two tiers post a range and I quote the exact number once the plank is picked. Essential. The value line, posted exact. My stock plank: 20-mil wear layer, waterproof rigid core, attached pad. It is the floor I put in most rentals, basements and whole-home flips, and at $5.00 a square foot it is the best value in the book. Colorways are on the pricing page.
Signature. Name brand plank, $5.75 to $7.00. Thicker cores and heavier wear layers from the brands you already know. The exact number depends on the plank you pick from the samples, and I tell you that number at the measure, never after.
Reserve. The thickest cores and widest looks, $7.00 to $8.00. Premium name brand plank, wide and long formats, the heaviest wear layers made. For the main level of a home you plan to stay in.
Custom. You found it, I install it. Bring me the plank you saw somewhere else. I can source nearly any plank made. Custom carries no posted number because it depends entirely on the product, and I price it to your selection.

Common questions

How much does LVP installation cost?
From $5.00 a square foot for Essential, all-in. Signature runs $5.75 to $7.00 and Reserve $7.00 to $8.00, exact number at the measure. That includes the plank, underlayment, install, and tax. A 500 square foot main level at Essential is $2,500 before any add-ons. Conversion prep, stairs and trim are posted separately and quoted upfront.
Why is Signature a range and not one price?
Because plank costs vary more than carpet does. Two name brand planks that look alike can sit a dollar apart at wholesale. Posting a range gives you an honest ballpark you can hold me to, and the exact number is locked the day I measure with your plank picked. You never get a number after the fact.
I am replacing carpet with LVP. What does the prep cost?
Conversion prep is $0.75 a square foot with a $150 minimum: tack strips come out, staples get pulled, nail holes get filled, and the subfloor gets scraped clean. Old carpet and pad take-up and haul-away is included. It is quoted before I start, never mid-job.
Can I put LVP in a basement?
Yes, and it is usually the right call down there. I moisture test the slab first and the 6 mil vapor barrier is in the price. Laminate never goes below grade, plank does. The full basement rundown, carpet and LVP, is on the basement flooring page.
Can I see more than the samples you bring?
Yes. Samples come to your home free on every install, and if you want the full lineup, I will meet you at a showroom by appointment. I work with reputable suppliers and carry name brands like Coretec, Cali and Stanton, with special order available on major brands. Brand and special order floors are quoted after the measure.
What about LVP on stairs?
Priced per step: a matching stair nose at $85, a custom bent nose at $100 where no matching nose exists, and $125 for a winder or pie step. Whether a matching nose exists for your plank gets confirmed before it goes on the estimate, so the number you see is the number you pay.
